On many occasions, an inspector contractor will be required to make direct contact with a borrower and record the reason for their defaulted loan. Additionally, the inspector/interviewer will be required to obtain an occupant’s current phone number for the lender to contact them and discuss delinquency resolutions.

It is especially important the property condition description be in detail. Additionally essential, verifying the borrower as the occupant and reporting the verification is paramount for any resolution to a default loan. Also required is the reporting on any visual damages, specific property concerns and descriptions such as landscaping, hazards, and utilities in working condition. If the property has occupants, reporting any hazards and dangers are extremely crucial to complete on the report.

Depending upon the exact type of inspection, if a borrower is not at home or unavailable at the time of inspection, the inspector is required to leave a message card on the door handle, also known as a “call back card.”

There are certain circumstances when a mailing address is not the same as a physical residence or commercial address. If an interview should take place in an area other than the actual property requiring inspection, it should be specifically, reported the interview was completed as a non-resident property inspection. The ‘Inspection Report’ should pay particular attention to the detail of the interview at the mailing address when different from the property address.

A Verification of Occupancy Inspection purpose is to identify who resides at the property. Normally, an inspector/interviewer makes three attempts (within 3 to 5 days) to contact an occupant. Attempts to contact individual(s) at the property are at varying times throughout the specified period in an effort to reach the occupant at home and to obtain the essential information.

The Inspector is required to contact the occupant if possible, and to gather specific information including the occupant’s identity, contact information, relationship to mortgagor and mortgagor’s contact information; if different from occupant.

It is important to verify occupancy at the residence, even if no contact is completed. Alternate methods are checking with the neighbors, noticing landscaping condition, possible pets on the premises, papers on the lawn and other type ‘living’ or abandoned signs.

An inspector must be sure to report all significant circumstances and details regarding occupancy or non- habitat issues.
